Here’s how to sell your mobile home in NC to us, in 3 simple steps: tell us about the home, get a cash offer, and close on the date you pick. No repairs, no fees or commissions, and no obligation.
Most people only sell a mobile home once or twice in their lives, so it’s normal not to know how it works. Here is exactly what happens when you sell to Candid Mobile Homes, and where North Carolina’s rules come into it.
Step 1: You tell us about the home
Use the short form on this page or call/text (984) 884-2801. We’ll ask a handful of questions:
- Where the home is (county, park or land)
- Rough year and size: single-wide, double-wide or larger
- Whether you have the title, and whose name is on it
- Anything owed: lot rent, a loan, back taxes
- When you’d ideally like to be done
If something is uncertain, “I don’t know” is a perfectly good answer. Part of our job is figuring it out.
Step 2: Get your cash offer
We set a time that works for you and walk through the home. We look at the roof, floors, plumbing, HVAC, the frame and tie-downs, and, for park homes, what the park expects. You don’t need to clean, repair or empty the home first.
Then we give you a written offer and explain how we got there: what the home could sell for after work, what that work costs, the cost of moving it if it has to move, and the risk we take on. If listing it or selling it yourself would get you meaningfully more, we’ll tell you. Read our honest comparison.
Step 3: You pick the closing date and get paid
How closing works depends on how the home is owned.
Homes in a park or on a rented lot
The home is usually personal property with an NCDMV certificate of title. Closing typically means:
- Title: you sign the title over to us in front of a notary. We then apply for the new title with the NCDMV.
- Park approval: if the home is staying in the park, the park typically has to approve the new owner or occupant. We handle that conversation. See selling a home in a park.
- Lot rent: back rent owed to the park can often be settled out of the sale proceeds, with the park’s agreement.
- Moving (if needed): if the home must leave the park, moving is our responsibility under the deal. Most NC counties require proof that property taxes are paid before a manufactured home can be moved, which we coordinate.
Homes with land
If you own the land, the sale closes much like a house sale:
- A closing attorney (or title company working with one) checks the title to the land, any liens, and the home’s status.
- If the home still has a DMV title, it’s transferred along with the deed. If the title was surrendered and the home made part of the real estate, the deed covers both. See DMV title vs. real property.
- Mortgages, liens and taxes are paid off from the proceeds, and you’re paid at closing.

What you’ll want to have handy
- The title, if you have it (or anything showing ownership: bill of sale, tax bills)
- Your photo ID
- The park’s contact info and your lease, if it’s a park home
- The deed and loan payoff info, if it’s on land
- For estates: the death certificate and any court papers you already have
Missing some of these? That’s fine. See lost or missing title and inherited mobile homes.
How we’re different from a dealer or agent
We aren’t listing your home or taking a commission. We’re the buyer. Sometimes we keep the home and fix it up; sometimes we sell it on or assign our contract to another buyer. That’s disclosed up front and in our terms.
