Want to sell a mobile home without a title? A lost title usually doesn’t stop the sale. In North Carolina, it’s often just one more step. We help you get a duplicate title through the NCDMV and buy your mobile home for cash, as-is.
A manufactured home title is easy to lose: it may have been put away years ago, lost in a move, or never received when a loan was paid off. In North Carolina, a missing title doesn’t usually stop a sale. It just adds a step.
How a replacement title works in NC
If the title was issued in your name and lost, you can apply to the NCDMV for a duplicate using the Application for Duplicate Title (Form MVR-4). Points worth knowing, current as of our last check:
- The application is signed in front of a notary.
- There’s a fee (listed on the form) and a mandatory 15-day waiting period before the duplicate can be issued.
- If a lien is still recorded on the title, the duplicate goes to the lienholder unless a lien release is submitted. Paid off years ago? You may need a lien release letter from the lender.
Check the current form on the NCDOT/NCDMV website before you file.
When it’s more complicated
- The title is in someone else’s name, like a previous owner who never transferred it, or a relative who has passed away. See title not in my name.
- You never received a title, for example after buying from a private seller with only a bill of sale.
- The home is on land and the title was surrendered. Then the home is part of the real estate, and there’s no DMV title to replace. See DMV title vs. real property.
How we help
We’ll look up what we can, tell you which route applies, help with the paperwork, and make an offer that you can sign now and close once the title is sorted out.
